Located within the Leigham Court Estate Conservation Area, the site provides an opportunity for appropriate infill development that fits with the general pattern of Stretham.


Our approach to the design was to mass the site in a manner to terminate the long vista of the mews access road. The massing takes cues from the neighboring garage replacement and carries on the single-storey volume. Due to the 2.9m level difference between the street and the site, the development site has a minimum impact on the street scene.

Conceptually the scheme was derived as a mass of 3 volumes, defined as the entrance and service zone, the master suite, and the living area as the highest volume. To create some formal interest the entrance and service wing is massed in a subordinate manner from the master suite. These three volumes surround the south-east facing courtyard.
The proposal is massed in a manner that protects the existing views of the park beyond with the single-storey component being located opposite the terrace to Hillside Road. The proposal is based around a courtyard which is located to the southeast of the property. This provides valuable breakout space for the family home and minimizes the dominance of the site on the allotment.
